Take a look at Reno, it's is a solid area for rentals because of the limited new construction, tech and manufacturing jobs moving to the area (Tesla, Apple, Switch etc.) along with the lithium loop of mining and recycling to manufacturing batteries and vehicles.

Generally speaking, sales of assets such as equipment, buildings, vehicles and furniture will be taxed at ordinary income tax rates, while intangible assets such as goodwill or intellectual property will be taxed at capital gains rates. 

Another issue you may run into is vehicles. 

Try to rent to people without vehicles.
