So it wasn't a Bargain in the traditional sense.So, for Investments, a Bargain is not how much of a discount you get from similar investments.

Due to personal faith based reason, I prefer to only invest in all cash deals that don't involve traditional financing (so typical passive RE options like syndications, RE funds with fixed returns, REITs etc are not a viable option for me). 

If the mortgage product affects the answer, it would be a traditional investment property mortgage, not a DSCR loan.

The other is a non-traditional offering (higher risk and ideally higher return that even with some large issues seems likely to hit the high returns and is very frank about the problems they have encountered).  

Portfolio loans, asset-based lenders, and home equity lines of credit are all alternatives to traditional borrowing.
