Their claiming the wooden toilet seat was worn and needs to be replaced and charging $100, the last is for 10 walls which they claim have holes, scuff marks, stains and charging $1400.

I have a great team and a great contractor and don’t spend my time fixing toilets and leaks.

Moment you start providing investment advice or a deal does not pan out and you were paid for that service what liability would you have?

What’s an “average” repair for replacing a toilet, a water heater, a faucet.

-new doors (all of the interior and exterior doors are new, including new hardware locks, hinges, etc)-new kitchen countertop-new waterproof treated butcher block countertops-new large kitchen sink with stretch faucet-new extensive shelving in the large closets-new tubs, shower surrounds, faucets (brushed nickel)-new toilets-new vanities, sinks, faucets -new bathroom hardware (brushed nickel)-Bluetooth bathroom fans with speakers-custom recessed shelving -3 entrances to house: front, side and rear-historic rod iron fence in front yard (refinished) What made you interested in investing in this type of deal?

The lease states: Landlord agrees to make all necessary repairs to structural portions of the Premises, including the roof, exterior walls, foundation, and exterior sewer line.When preforming agreed upon repairs all the toilets were flushing and operating, not clogging.The tenant has been occupying the building for two months and emailed me yesterday saying that all the toilets were clogging.

But to be more specific, I saw gaps between boards in the flooring, bathtub drains with paint still in them from reglazing/aging, toilets left with feces, and numerous other very odd issues that are not rocket science for basic cosmetic flips that I shouldn't have to point out to an experienced CG or PM.

Years later how did everything pan out?
