@James Wise I was going to get my license through Champions but didn't have the tuition funds so I chose to go this route because I listened to the guru talk about not needing a license, no money down to get started.

champion there is not enough money. don't do it. you need just 10% carrying cost to sell it...if you do it might just be a learning experience....unless you already have the buyer and there is no agent or commission or repairs involve.simple rule.multiply the price by 70% 140,000 X 70% = $98,000  here is the break down10% cost of sell15% profit5% repairs.hope this help...from a guy who bought fixed and sold over 1500 houses.

Your concerns are quite valid and your budget should be fine for a smaller SFR and unless you are in a resort style community, like Champions Gate or Reunion or Windsor Hills etc, the HOA will be quite reasonable.
