Hello World,I’m new to Real Estate Investing and looking to build a network in Tempe, Scottsdale, Chandler and Mesa area in Arizona.

It's almost always the seller's responsibility to get the CO, or temp CO for closing. 

She can not continue to live there without a/c as temps get way too hot and for crying out loud, she's 90! 

I had lunch last year with a guy who was going to sell his assisted living units but I think they were in Tempe or Mesa.

Because I've met a lot of clean freaks who cheat on their wives, beat on their kids, manipulate their husbands...that sort of thing.I once knew a guy who was all about the personal grooming.

Easy to solve: either add a programmable t-stat, or you can add a vent-less gas wall heater to bring the temp up quickly and cheaply, then let the electric take over on "cruise control".
