There has been significant growth, especially with tech giants  driving up property prices and job opportunities.

Do you have insurance for your appliances, if the tenant says the washer stopped draining the water and now their clothes smell like mildew, do you know how to schedule service with warranty or call an appliance tech?

-Have go-to contractors for repairs and inspections.Use Tech:-Use property management apps to keep track of rent and maintenance.

Unless you have a very high maintenance tenant or tons of old plumbing/mechanicals you can do really well by having an 'emergency list' of really good handymen, plumbers, hvac tech, etc.

I am also probably not buying anymore in the near term because I can get similar returns from the tech monopolies without the work.

Columbus is rapidly developing from large tech companies expanding their business in the area, most notably is Intel investing $20 billion to build chip manufacturing plants, which is projected to create thousands of new jobs.

Many big-tech companies have established themselves here or are expanding into the Columbus market.

For us in CA we are sustainable because our income is large (400k per HH) and money keep flowing to tech sector.For other guy they are not sustainable as it's based on investment or migration.
