The more you can show that you have community support (talk to your neighbors of the property & the local biz) and potentially MEDC conceptual support that will go a long way. 

Are there infrastructure limitations, i.e. main sewer can't support 100 new townhomes feeding into it?  

Since this is a long-term investment, it’s still important to prioritize areas with strong population growth and a healthy job market—both are great indicators of long-term potential.

It'd definitely support your rental business if you have an aesthetically pleasing property.

If you wanted to, you could simply hire one of the many other PM's out there, rent the thing for $1,200+ and them sell it in 10-15 years for a healthy profit.

Some lots are used for well and septic so the 10 lots support 6 cabins.
