With tons of ex teammates and international students looking for housing in our small town environment, there is a untapped avenue to succeed.

Most deals that are predicted to have a $50,000+ profit in more expensive markets only have one viable exit strategy, and if the market shifts during the holding period, there is often very little that investors can do to quickly pivot.There are tons of ways to succeed in real estate, and I’m not here to shut down anyone’s path.

Then they tell everyone else to avoid that challenge as if it's impossible to succeed, rather than accepting responsibility for their failure.

And despite high inflation and the necessary reaction of high rates (even though it was the government that caused the inflation in the first place) the economy is humming, stock market up, home prices for homeowners have contributed immensely to their net worth, technology is doing amazing things and providing ample opportunity for those born into less fortunate situations to escape and succeed.

All cash or very low LTV leverage, you will sleep better and succeed in the longer run.

Some direction of where to further research how to make an offer that is highly likely to succeed while still getting the a deal would be greatly appreciated.

if you're looking for high-cashflow areas, for LTRs, the midwest seems to be the place to be. but if you're doing MTR or STR strategies, the shenandoah area might be the next hot spot for mountainous STR markets. wholesaling is a ton of work up front & i feel like a smaller % of people succeed in it, vs the larger % of people who succeed with actually buying rental properties. 

Anyone can succeed in this industry.
