If a Court sees a landlord provided the tenant notice of breach, did not evict, then only did so based upon subsequent behavior, landlords have a stronger case to terminate the lease and evict. 

The rent just gets automatically transferred from the tenant's bank account to yours each subsequent month.

We could take it into any neighborhood and not worry about people looking at us -- something about a beat-up old minivan makes the eye just slide by it.

Also, this might be good as interest rates are rising and the market is pre-slide.... whatever you get... be happy with it until the market correction passes.

I have thought of the sliding scale for turnover expense vs time elapsed - is your current PM doing that?  

I have no idea what the tax code says, but I've seen people write this off on Schedule C with no subsequent audits to the best of my knowledge.
