I don’t think that is the person this sort of situation is meant for.

While institutional lenders would probably need a number years proof of collections before considering the income from the wrap, private lenders, such as myself would look upon the situation more favorably.  

I am just surprised it seems Hospitable is the only PMS that has dived into taking on this specific situation.

Hi @Leah Miller,That’s a frustrating situation, and unfortunately, it’s not uncommon.

One bad situation can harm all the properties.

So, for them, they like the situation there. 

I'm also considering Halethorpe because it's a good commuter location.Some people really like supporting the city in which case , northeast Baltimore would seem to the best place to buy a single family, in my opinion given the taxes situation and given that none of those areas are walkable I’d rather just be in the county and pay Lower taxes, and it’s not like northeast Baltimore is much that much cheaper than Baltimore county, hathorpe is mixed, arbutus is nice, I hate the housing stock there, would rather be in Catonsville if I was considering western Baltimore county.

What you want is an agent with experience who knows how to negotiate, watch your back, navigate difficult situations, understand contracts and law, provides an objective cross-check, etc.

What I do in a situation like that, is I try to figure out what I think they really would like to ask if they had enough knowledge to ask a good question.And then I answer the question I think they would ask if they knew more about this business vs. the original question.
