The house has some great pros:• Newer 2000's home with renovations in the last 4 years• Renovations include: paint, lvp, toilets, vanity, ceiling lights/fans, roof and HVAC• Tenants look like they are up keeping the house decently.

He self-manages, is his own handyman and had to pull out the little equity he gained to pay for roofs and HVAC. 

I used a business credit card to pay for a new roof and will use it going forward for all repairs and replacements of items. 

Depending on the exact location, age, roof construction type, etc, there definitely could be a few things to watch out forAssuming the roof is of a reasonable age, it's still more than possible to cash flow with these properties, even after accounting for recent increases in insurance rates that we've seen.

The 2nd floor apartment is longer so the third floor can open out onto the roof of that 3rd floor (it's very solid - I've been up there and I'm 6/2, 250).

We have added new interior features and a new roof.

Each have new roof and AC. 

I have more pics where only able to post 2 per post.Based on our visual structural inspection of the referenced residence, all the roof framing and themajority of the residence should be rebuilt except for structural members on the front side whichwere addressed in this report.

One is about 20 ft tall (11 ft above a 9 ft roof) and several feet from the main power line. 

And we replace a lot of the major CapEx like roofs, hvac, exterior paint, etc that seem to cause more headaches.
