^Seriously, like 90% doomed.If I lived next to you, I'd be checking my prepper stash.  

All the money made on the rental would be stashed away.  

And why you are in you can stash most of your income in the TSP and a savings account and buy a rental when you have enough saved and find the next right property.  

I have a friend who keeps a small stash of washers and dryers to rent monthly if his tenants want them.

This likely will be cash flow break even when including 10% vacancy, 10% maintenance, 10% property management but I don't need anything above the mortgage as I have a great job that I enjoy so I will just stash everything and build up a nice reserve on top of what I already have.

My thoughts:I have a modest savings that could be used for a down payment (about $30k) but I’m also a self employed artist, who benefits from having a stash of cash for peace of mind (income is irregular, some months are <$1000, others can be 5 figures).  

Sometimes elderly people will stash valuables and other things in strange places, and the kids may not have found everything when they moved out her stuff. 

I am very new and study the business a little bit everyday and am stashing money away for down payment and closing costs.I am open to advice from new and experienced investors who have already purchased a property and are house hacking or have in the past?  

Stick it out and hope things get better while stashing more cash away.
