From what I’ve read in Bloomberg, markets like Omaha and Phoenix are seeing steady investor activity.

That way you know they are active in the BP community!

Active syndicators are frequently quoted in news articles or have entire articles written about them in trade and mainstream publications.

If these groups are significant, it suggests there’s pent-up demand that could enter the market when one of two things happen:Rates Drop - Rates fall to levels that allow more buyers to qualify for the homes they want.Buyer Expectations Shift - Buyers realize that 5% rates aren’t coming back soon and decide to move forward.Based on the increase in activity I saw in Sept and Oct in my business, when rates hit low 6s, I'd say my market has plenty of pent-up demand. 

First, I'd determine whether you like to be active (managing your own portfolio of rentals as you are today) or passive (letting go of control and day to day decisions/operations).

However, with less than 10% of realtors actively investing, it's crucial to vet them thoroughly.

If you are having that much activity but cannot find the right tenant than you will want to lower the price just slightly to entice better tenants OR you can relax on your qualifications.

@Randee Erickson We are a very real company and we just saw this post as we are not active on bigger pockets.

For example when someone wants to have financial freedom and spend more time with family, but then sets a goal by creating a heavy active income stream that involves their personal involvement daily.
