There is a migration out of Illinois, into Indiana, because of skyrocketing taxes.

Part of this is people getting excited as property values skyrocket.

So as you can see we are having a huge supply problem for new homes along side the cost sky rocketing and that would be here regardless of STRs.

They were staying the same for awhile there over the last year or so while home prices sky rocketed, but I've seen them start to go up recently.

The Return on Equity (ROE) has gone from really great to what I consider normal over the last 10 years as values have skyrocketed, rent hasn't kept up at the same pace, and loans have been paid down.  

The market has since sky rocketed in our local area, with comps in the area for a 3/2, ~1800 sf being between $340-375k with barely any updates/upgrades.

Except, house prices skyrocketed.

My properties cash flow very nicely with below market rents (I cannot keep up with the skyrocketing rents that increase every month).Bubbles are a boogie man that don't concern me.

Since then, prices sky rocketed in 2020 during covid (go figure, the world on lockdown so prices skyrocket). this year, I pared back and sold 2 properties.By the numbers, I was a fool to stop buying in 2018, but noone predicted the 2020 market. also, rent prices have drastically increased in the last 12 months.

I ended up getting a 5/1 ARM :( It has been a great investment but am worried about interest rates skyrocketing in 5-10 years.
