If it keeps getting out of hand then I would then send a notice to quit to the troubling tenant. 

Investors on the other hand are often over extended and can not make timely payments.

This hands-on strategy allows you to add immediate value and build capital quickly to reinvest in larger deals.

Private money lenders or construction loan specialists, on the other hand, are faster and more flexible, though their rates and terms will likely be less favorableFor a more rural area, local banks will almost certainly understand the market better, but connecting with private lenders who specialize in spec homes could provide more agility.

By the time they research and go down all the rabbit holes of different strategies, never sticking to one in order to gain traction, they get exhausted, throw their hands up and never take any real substantive action.Pick something and go with it, all the way to its conclusion.  

The notice may be delivered in the following ways: Personally handing the Notice to the TenantGiving the Notice to someone who is at least 13 years old and who is at the Tenant's home Mail the Notice by Certified Mail with a Return Receipt from the TenantLeaving the Notice on the Ground in front of the Tenant if they refuse to accept itPosting the Notice of the door of the premises if nobody is living thereCounting the Notice Period.

There was a recent webinar, bottom line, it looks like Darryl Heller sold off many of the ATMs, didn't pay the people who put the cash in them, didn't pay the stores that have them on site, isn't providing information to David Zook's team that the court has ordered and is racking up something like $50k+ a day for not doing so...it is a complete mess and seems like there are only a fraction of the ATMs that might still be producing money but the company hired by Zook to get their hands around all of this is running into many roadblocks because Heller's team isn't providing info. 

I’m predicting that people sitting on the sidelines due to rate volatility over the past year will realize that waiting is futile and will stop sitting on their hands.
