Depending on what we decide to do with the current floor plans - the kitchens are tiny (upstairs is 8x8) - we may take all external walls back to the studs and properly insulate and air-seal the envelope (likely with closed cell foam as I expect there to be limited wall cavity space).  

I believe the Social Security trust is the largest debt holder of the U.S. so if we all just wrote off the Social Security that was owed to us we could shave $5T off the books.

Medicine cabinets are for a lot more than medicine, you can put bottles of after shave, perfume, deodorant, toothpaste, and a multitude of other products in them. 

I would shave $50 of each units rents, as market can drop out on you, or landlord is pumping and dumping bad tenants that can't pay, so you need to plan for worst case, rather than best.

That sold me on spray foam.  

It's a floating floor with a foam backing. 10 mm floor with a 2mm pad.

They try to drive the price down, shave off the equity, and then pass the "deal" on to someone else.

I will throw out that many homes that have wood siding do not have sheathing but just foam board of some sort.

Put a foam underlayment down and you shouldn't have any issues.
