@Mario Morales - Personally, I would do some research in your target market and search (even it on zillow) for 2-4 family properties and see what agent(s) seem to transact the most in that space.

Some neighbors also told me that there seems to be more people living in the house (on the lease its supposed to be the lady and her two kids 4 YO and 8 or 9 YO).

I see some great deals on FB Marketplace - Is it better to buy one used (obviously making sure it seems to work first) and pay for repairs later if necessary OR buy new and have the warranty?
