A sign doesn't draw people like it did 10, 20, 30 years ago especially in a more rural setting with less people driving by to see the sign.

I recall reading in Forbes that major foundation fixes can add surprising value, becuase it addresses the single biggest fear buyers have.. a shaky structure.From my three decades in fix-and-flips, Ive noticed how important it is to have a team you trust.. from attorneys who know probate deals to realtors willing to drive for dollars with you, scouting hidden gems.

This is an amenity that drives bookings for us. 

Being able to drive by your properties frequently to see them in person (even if you have a property manager) can provide consistent peace of mind. 

There's no massive oversupply in the Tri Cities and nothing in Sville/PF/Gburg is going to affect it as it's an hour plus drive away.

I had them drive past and refuse to stop even when a concrete truck was on the way.

You don’t get CA level appreciation in Kansas City.Some areas are high crime so need make sure you understand the neighborhood you are investing in, like any city all locations are not equal.Very car centric city, mass transit is not widely used, people don’t walk, they drive outside of a few very walkable locations in heart of the city. 

It drives me crazy but it does force me to 'prove it' before we spend money.

Not sure if it's worth it to gain the extra appreciation while also having to manage multiple properties that are a bit of a drive away and have unknown maintenance requirements.

Then I'll focus on paying off mortgages and making my investments "safe" instead of focusing on growth.
