Does that mean it's on a roll and will go a lot higher or is it likely to do what it always does and correct?

It is pushed over and over and over, especially on social channels and from service providers, and often interchanged with other terms and defined differently constantly, but mentioned again and again. 

You sound like you're on the Norada  pay roll.

It was a tough moment, but it pushed me to focus on preparation and delivering my message with confidence. 

Giving them a laundry list of items will typically just overwhelm them and create more confusion instead of giving them a smaller step process to get more confidence to get the ball rolling and then they can get into the weeds on their state when they get the contractors out there, have local bids come in, and dial in their plan. 

So feels like a roll of a dice to me. 

Hey Peter, thanks for the comment and the insight and you are absolutely correct about knowing what sells in your market, I see this happen with a lot of fix and flip projects that are just in the wrong areas, the investor gets the house for a good price however spends too much on repairs and adds a lot of luxury thinking that it will push the ARV significantly higher than the average in the area.

There are many pieces that are left out & everything seems to be a push to buy a very expensive coaching package.
