What we'd like to avoid is drilling into the slab and dropping the hot water pipe under the floor, or re-working the plumbing and electric to change the kitchen layout to avoid anything on that wall.

I completely re-did both bathrooms, re-working layouts to be more functional. re-did floors, tamed lot, other minor cosmetic upgrades and repairs.

If a multi-family is entirely owned by our Client Owner, we may, or may not, pay the vendor from the Owner account, but will call them out routinely.In any case, if their vendor proves to be slow, or non-responsive; or creates new issues with tenant due to poor people skills; or performs shoddy work which must be re-worked in less than a year; or does not communicate necessary info/pics to our office for our records, we will inform the Owner that we will no longer utilize that contractor.
