However, just as a new real estate agent/broker will acquire a solid basic education in real estate principles, real estate law and real estate finance by studying and taking classes for the licensing exam, other careerists will have two legs up by spending time acquiring knowledge before embarking on paid working career.

I have a good team helping me, I have a good system, I’m confident in my ability to talk to sellers because I’m a real estate agent and just am nervous that I should be trying to reach more people.

If it's an easy cosmetic deal I wouldn't sweat over it too much as long as major items look good - plumbing, electrical, foundation, roof, HVAC, zoning, etc.This is why for first timers it's a lot easier to go with on-market or off-market sourced with an agent than wholesalers.

Just from google search it says I need a real estate brokers agent license.

Some sellers prefer to work with a local lender, usually advice given to them by their agent.

After being transferred multiples, finally the agent told us, we need a 1 million liability policy for our 11th house in our landlord policy before they are willing to issue an commercial umbrella policy.

When investing in high cash-flow markets, I always recommend working with an investor friendly agent so you're able to gain the right insight on the different areas and the risks involved.
