Any other suggestions on how to prevent these instances from reoccurring short of having them apply before I show the units?

It can be great investment depending on which types of liens they are, how much are they each and are they reoccurring daily?

Make sure they throw everything they own away and have them sign something that they will pay for all reoccurring infestations.

We had this situation come up, and by doing the aforementioned, we were able to get a $4,000 repair credit from the seller, as both the seller and the listing agent realized that if they walked away from our offer & they relisted it, they would need to disclose it and it would likely reoccur during any future inspections.

@Nancy Bachety We allowed a few times if we were able to and we noticed that it was a reoccurring theme, so not a major risk factor there. 

He's unresponsive, and we have monthly reoccurring expenses as well as one-off expenses that I am getting stuck with.

Propertyware, for instance offers a monthly or weekly reoccurring payment option, but doesn’t offer a bi-weekly.

If these are LTR with more reoccurring transactions then it won't be bad.

If there is a mortgage, hoa or other reoccurring  expenses I set them up as automatic payments.
