OR, maybe NYC will spend a lot of money to mitigate the effects of climate change which could help for another 10 years.I'm also going to start buying in other States after I get reciprocity for my Broker's License, concentrating on Cities that can be least affected by climate change.The point is that I'm prepared to do what's necessary but have an eye on the future.So far, I have been right for the last 2 decades while I kept on hearing "What are you crazy?

That does not include reciprocal licenses where someone is already a broker in another state.Now things might have changed some since I last checked as it's been awhile.... : )Some states have where you can automatically become a broker but there are not many of them.I agree you need to see how an office is ran.

@Matt Hoyt, it is possible for the 401k to partner with someone else who guarantees the loan (assuming you can find a lender willing to lend with these terms), as long as it is not a reciprocating transaction that should work.P.S.

There is a lot of uncertainty at the moment, especially with the Tax Reform Proposal that has been approved by the House and Senate, but has to be reconciled soon.One of the provisions is to expand the Capital Gains Exclusion which allowed you to not pay Capital Gains Tax on the sale of your home up to $500k of Gains if you lived in it for 2 years but owned it for 5 years.The proposal would change this rule to live in it for 5 years and own it for 8 years.I'm not sure if the old rules would be grandfathered in and then the new rules would just apply to new purchases, but if you wanted to take advantage of the Capital Gains Exclusion on the Sale, you may need to revisit your strategy in light of the new tax proposal.In regards to getting back into work, I believe Colorado has reciprocity with NY for your License.

Even if it were a state with direct reciprocity with one of my existing licenses, don't know that I'd be able to earn much business in such a short amount of time while holding down a day job.
