Short Sale Purchase - How much longer?

-Per the listing agent, the short sale has been approved by BofA/Countrywide -Offer was accepted on June 9, 2009 -I went into escrow on a SFR on June 12, 2009 -Since i've gone into escrow, i've recieved the title report and had an appraisal performed - Listing agent stated that BPO was also performed - I've submited proof of funds, loan approval, and signed the seller disclosure documents Whenever I ask my buyer agent what the status is (twice a week), I'm always hearing that "Everything on our side is complete, we are waiting for the bank" or "It could be any day now".

Payments with escrow are 1700, and I recieve 1750 in rent.The other rental I mentioned loan is at 128K and I could sell for 149.

One potential problem with this approach is that it cause the loan to be called in.A lot of loans, especially HELOC loans, have a clause in them that stipulates that the proceeds from the equity that you recieve as a result of the loan CAN NOT be used to purchase real estate.The reason for this is that they want a separate loan on each real estate property to be evaluate on the basis of that paticular property.So ask about any such clause when you first consult with your bank.

There is a new law requiring a 3 day borrower review of the appraisal and requiring their signature that they have recieved a copy of the appraisal.

Then there is generally a HOA Management company that recieves the money and contracts out the work and such.The complex can add items they feel are needed, and charge an additional assessment charge, for improvements to the grounds, which you really have no choice but to pay, sometimes they can be outrageous, for items of really no use, trees ect., a big and common approves condo association financial assessment charge is for repavement of the parking lot.

From the FCC they can ask you to put it in a spot but if it is in a spot that will recieve bad reception(digital) it can go where it gets the best uninterrupted reception.
