As you grow and if you want to continue pursuing real estate investment there are turnkey options that would benefit you but to start I would do it myself.

I need to continue to pursue cash flow but would very much like to be in a more remote position to spend time on the lending side because being a realtor and appraiser is limiting in a local geographic sense.

I have actually managed to save up enough for multiple down payments around 20% as i have been here for 5+ years and not been able to qualify for credit (due to history length) so i have been pursuing the 20% conventional method initially. 

This is an exciting start of life-long journey I'm pursuing in real estate.
