File an Unlawful detainer and hope for a default (they don't respond in time).

hmmmmm well the only thing I can find really find on this is Illinois general assembly C-6 which states, "It is unlawful for a sex offender who owns and resides at residential real estate to knowingly rent any residential unit within the same building in which he or she resides to a person who is the parent or guardian of a child or children under 18 years of age" So I think you might have trouble house hacking or owning a building and living in one of the units.

You of course could proceed forward with an eviction for unlawful detainer at that point but that's a decision you have to make for yourself. 

They may have partnered with OceanPoint for property management and other activities, but were not knowingly doing any unlawful transactions.

I still don't recommend Port Huron unless you really like punishment but the surrounding areas are nice and while the initial returns might look lower you save in management costs and time. 

Staying up to date with city codes is Key but most recent changes have just been a kick up in the punishments of smaller issues such as not responding within a certain amount of time to a noise complaint, etc.

Just a heads-up....you may want to take a look at areas/states that have made it unlawful to over-regulate STRs.
