Plan was to do self storage; then found out the creek that sits a ways back flooded 5 years ago, not in a floodzone but all the locals know so self storage is a tough sell at this point. 

It is tough to crack, but it has so much potential. 

They proved to be a low risk, low cash requirement to get some traction. 

Looks intentional but can't prove it.

Another issue I see with older homes is the layout and functionality is tough to manipulate even during a full gut.

yes, it is tough here compared to other markets,  But not impossible. most of the time they don't start out at 10%.

It is absolutely possible to not have your own money in if you have a proven record or can some other way prove that you can make your money partner an amount that is worth their risk.
