Hey John, if your priority is security paying off the mortgage in 5-6 years would give you a solid $4K/month net.Alternatively, you could use the HELOC to acquire a few rentals, likely in out of state cash flow markets with strong price to rent ratio.

Areas like Pilsen, Bronzeville, and parts of the South and West Sides offer opportunities for value-add investments, while North Side neighborhoods provide more stability but at higher prices. 

The way I understand it, I would have to pay 4.125% of the purchase price in LLPAs if I want to get the normal interest rates.

BUT The points they charge and interest are both way higher than normal, on some deals I ran numbers the points and interest were going to be 20k on properties where the ARV is 100k so you have to get properties at such a low price to make it work that it is so hard.
