Unless the law has been changed within the past two years, AFDC recipients were limited to only having financial assets of less than $2K  -- so if she really has the ability to pay 6 months "up front" she is committing welfare fraud.  5 years ago in Washington NO ONE was being charged with simple possession of marijuana. 

@Jon Van You will not gain any benefit by forming your LLC in different states unless you do a very particular type of work, conduct a certain volume of business or have a peculiar business structure. 

We had it charged recently so that's peculiar. 

Are you bulling on a certain sector(Technology, Marijuana) and you want to invest in cities that have a high concentration of those jobs? 

@Wayne Brooks  I did report my background information , which was a felony marijuana charge 8 years ago, they never stated exactly what it was just sent me a denial letter with reason being "background info" . 

We have a shared foyer and it has started to smell like smoke/marijuana since the tenant moved in.

There are some peculiarities in how non-US citizens can take advantage of the 1031 but you can do them.

I am hoping someone has some advice on how to approach this peculiar situation I just had during a routine home-inspection.We have great tenants, but during our walk-through we noticed a friend of our tenant was living, or seemed to be living, at the residence (the lease outlines that guests cannot stay longer than 14 days unless pre-approved by us).

If you are looking in DHS specifically i would keep an eye out on the crime rate in the neighborhood.On  a more positive note, Desert Hot Springs (DHS) is an up and coming city that will be big in the marijuana industry.
