I would love to continue to flip houses but now having two little boys makes the "live-in" part a little difficult.Outside of real estate and taxes, I enjoy spending time with my family, whether at the beach or in the backyard, and sharing new experiences with my 2 sons. 

For example, there's a 1950 duplex for sale (West Palm Beach, FL) for $500k with each tenant (MoM) paying $1,500 = $3k/moThe mortgage is $2.8k/moWould this be a bad investment because you would have to factor improvements and possible vacancy?

I have been looking at Lake Homes in Georgia and Places in Myrtle Beach as there is a direct flight from  Tampa to MB  that would be great! 

Sam you can do ground up and there's no competition. areas like florida city, homestead, Vero beach, depending on your comfort level.

It does get bookings for us, more, smaller units in urban areas versus our larger beach properties. 

One of them is a 2 story house right on the beach - and they always say summer is *surprisingly* slower for them.

Basically it limits STR numbers except Mission Beach.
