Cleaning, restocking, rebuying broken furniture, hanging up new art, meeting with a general contractor, etc. your kids will be expecting the beach, and yet you will be hanging up wall art.

I had asked them multiple screening questions prior to the showing and then toward the end of the showing and out of nowhere they asked if they could receive a discount on the first month's rent so that they could buy new furniture... living room, dining room and bedroom sets. 

My guess would be 50K including furniture, appliances, etc...Rental income was ~85K last year.

You already have furniture there so if you are willing to leave it, that saves you time and money.2.
