. $30K should be more than enough for fresh paint and flooring and some other odds and ends, but if you need dry wall, cabinets, countertops, mechanicals etc it could get much pricier.

@Russell BrazilI just had an investor on a 4 unit property come back wanting $15k off price because exterior of house needs painting.

Apparently they have painted over it and it works fine....A third tenant recently asked me to come by to look at something in her apartment.
