There also are options for 5+ unit buildings where do not need to occupy and can even have more then one airbnb in city if own those.

You can get owner occupies financing on this type of property for 5% down.  

You can occupy 1 room and rent out the rest for maximum cash flow but this comes with some inconvenience as you will have to deal with roommates and you don't have 100% privacy in your property.2.

Just adding to the dog pile, but getting M2M leases on an occupied quad instead of long term lock ins is a huge win.

The only way you will have a reliable income is if a reliable tenant continuously occupies your property (your “customer”).

Last, if no one told you, taxes are about triple the cost of owner occupied properties in SC.

I have had 4 properties in this area and every single one I have had to go through this while some of the neighboring properties were not desirable at all but were left alone because they were owner occupied.
