The seller may not want to do this, as many of these guys are benefiting from the tax deferral which comes with NOT moving title over.

I flew out and met their owner Ron, sales guy Eric, and some more of their office staff.

This is insane that these guys got that large of deposits on a pre sale rental house construction sent directly to them. 

I also know a guy that does a lot with creative financing on the I-5 corridor but he is mostly Wrapping them or fix and flips. 

So that was nice :)  

That creates a really nice price / rent ratio which is favorable for investors looking for cash flow.
