Laminate countertops can hold up pretty well and if damaged, will need to come out of the security deposit - lower cost product, so a larger percent of it gets paid for if damaged.

There are going to be three levels of addressing this 1) things you can simply go there and do anytime (pick up pet waste and throw it away) 2) things you can do given proper notice (enter the unit and inspect, repair damage etc) and 3) things you can only do given proper process/procedure (notice to vacate, increase rent etc.)

Thankfully the tenant above let us know that they saw them packing a haul so we went in, all was good and non damaged and empty.

The house is rented to college students, with the parents paying and dealing with everything.The house had a burst pipe and water damage in the shared bathroom in August of 2023.

The owner went on the roof using a ladder and took a couple of wacks at the chimney with a sledgehammer and big chunks of brick, morter and clay flue fell down on the roof and damaged the roofing, and rolled off into the yard where the boys broke it up.The put in wheelbarrow and took it to a pickup truck which squatted heavily when filled with bricks.

If they violate it again, demand they remove the animal or terminate the lease and leave.Assistance animals are not allowed to damage the home, poop in public spaces, run loose, intimidate or attack others, etc.
