He has been misusing our pool (indoor) and he cause mold - we had the issue fixed 2 times and sealed to prevent problems - I think he is going to try to claim health issues also. 

Should Owner determine repairs are necessary due to the misuse, abuse, or neglect by Tenant, his guests or invitees, Tenant shall be responsible for the cost of such repairs.

(You might consider not making a claim, as insurance rates typically will rise, or even get cancelled after a major claim, or several small claims.)If your tenant has Renter's Insurance, and "broke" the toilet through misuse or intentional damage, inform your agent, and they may subrogate the claim.

Hey @Anthony Dooley having money for repairs doesn't mean tenants can misuse appliances.

The cap rate is one of the most misused and misunderstood financial ratios mentioned by real estate investors.

They face penalties for any failures but there’s no system for tenant penalties for misuse of the system.Good luck and let us know what happens.

Account ClosedBob can be a little gruff and he definitely has a bee in his bonnet about common misuses of capitalization rate which are pervasive here on BP.Can you calculate the CAPitalization Rate for any piece of real estate?  

It seems odd to publicize these occasions when the platform is misused.

BenHouse hacking, god I hate that label, but to each their own, I guess attaching a computer term even if misused is cool and modern.

According to the technician it is due to overuse/misuse.
