Not sure if that's much help other than to let you know you're not alone in feeling that way as a newbie.

If you know how and what to buy, you will be fine.

Also Minoan has so many companies to choose from which makes it confusing if you don't know the suppliers well.

Keep in mind that they can increase that period if they get complains from the community, so make sure you're in good relationship with your neighbors.

With that in mind, maybe Memphis is not the place to invest.

I know of some folks in KC and Memphis doing new builds like this, but they are doing it within a much larger and long-term project that includes upwards of 300-500 units built over the course of 5-10 years.Assuming you're looking in Columbia, do you have a "B+/C" neighborhood in mind?

This was my first deal, and house hacking made the most sense because it lowered the threshold for risk in my mind.

If your agreement with them is coming to an end, let them know that you will take over management of the property (or if you have another PM who that will be). 

No one knows, even the people saying they know might not really know.
