The property itself is in good condition; new roof 3 yrs ago, 3 phase elec, solid HVAC, 16ft drive thru, 2 roll ups, 2 docks. needs no current upgrades(technically, everything except roof, structure and parking lot is tenants responsibility).

It is a mechanic shop with lifts, ect...Great locationpurchase price- 229k with 20% down paid by the person who I'll be renting it to and will be selling to in 3 yrs for 260k.

My depreciation expense would be about $116k/yr, that's assuming just taking building value over 27.5 yrs.

Most value add syndicators will optimize the property value (complete renovations in 2-3 yrs) then look to sell the asset w/the plan of utilizing a 1031 exchange to go find another value add property.

At this stage I think we'll probably just go forward with things the way they are and try to get the property paid off in the next 5 yrs so that we don't have to worry about the fluctuating interest rates.This is why we started on such a small scale after all... so we could learn the ins and outs with minimal $ at stake.
