When you can communicate both your strategy and criteria (and are financially credible), you can leverage your network and get meetings with brokers who are willing to shop for you.

They make bank, but the software they provide is like deal machine meets the MLS and I do kind of want to try it out.

Just because you want to hit a specific number doesn't mean the market will meet you there.Great example of how Class C properties may appear like great cash flowing investments on paper - meaning fully rented, paying on time and normal levels of maintenance.

Only screen applicants you are serious about and screen your top applicant, if they come back meeting your criteria, don't screen any of the others.

People who want to do multi-family deals of all sizes but I have yet to meet anyone who have similar ambitions all-be-it this is my first post as such.

Perhaps going to the local building department or title company to see who the big land buyers are in your area would be helpful for starting to discuss the idea with someone nearby?
