So this woman disregards our letters and our calls for a year, doesn't show up for the court mandated mediation session, doesn't propose any sort of agreement, skips paying her first mortgage.. but is portrayed as an innocent victim.After all, we were just trying to reduce her payment by half and wipe years of arrears payments!

The letter received states that "instead of obtaining a judgement and receiving the property that way, it might be better for all parties to mediate a purchase", where the back taxes and everything else is paid by buyer and seller received a nominal sum ($2500).Question is:  Why would someone offer this if they are already on their way to obtaining the property through the lien foreclosure process?

You don't need pages of legalese - if you end up suing each other, at this level of project, it would be in small claims court, which is more like mediation than a huge lawsuit.I use a plain-English agreement with all my clients.

If it is only on the surface of the drywall and not behind inside the walls this is a simple and inexpensive mediation only requiring washing down of the wall surfaces.

The foreclosure process is lengthy because the borrower can get mediation and once it does foreclose, anticipate it taking 3-4 months for the courts to ratify.
