I would still document everything best I can in case the word retaliation crosses their lips!  

Never hurts to roll the dice and just ask the tenant and at this point, probably be the ones most forthcoming with some of the information the seller has been tight lipped about.

Also, on the envelope, use a real stamp and do not seal the envelope, but rather just tuck the lip into the body.

When you are telling them you are putting yourself ahead of them [maybe unconsciously] and they feel threatened and jealous and they are coming from a place of fear and thus say things disparaging or negative or stupid.If you were telling someone that had 100 units or 1000 units you would craft that message differently and their response would be different, probably more positive.Unless you really need their input, lips quiet, money talks.

If I am not flipping a property then I will just lick my lips and wait till I see a choice property at relative discounted prices. 

Also, all those people who say they "plan on" leaving are most likely  just paying lip service to leaving, almost like how everyone you meet says they want to invest in real estate or flip houses, because it's sounds so cool.
