You have 3 months (potentially) to get it all sorted which should be pretty easy.If someone is selling a STR, that doesn't mean there are issues.

Keep up the self education and try to figure out some sort of unfair advantage that you may have.

Then your best bet are probably community banks which have more flexibility (albeit worse terms) than larger banks and also worth looking into are DSCR lenders.

It's the same idea.People can do all sorts of dumb things.

Unless you have some sort of subject matter expertise or access to an unfair advantage (cheap labor, ways to source off market deals, etc.), index funds are likely to provide an equal or better return with a MUCH lower hassle factor and more liquidity.

Brian,We see a lot of "residential" investors taking on larger deductibles than they have in years past, and even more so as we see rates increasing in a hard insurance market. 

Now it grew into a larger problem.Much like others I am hearing about, hope you don't get the loan called due.

I have no fear of running the numbers, building a team, investing, repositioning, refinancing, selling or holding larger properties.

However, if you have a more extensive portfolio or plan to become larger in the next year or two, I would look for a double-entry system that allows bank reconciliations.
