I have been looking at duplexes in the tampa area (strictly for investment, I live in Colorado), I don't think small unit multifamily will slow down by any means in the Florida area.

Not willing to do owner financing.You can use any title co you'd like, my title company will represent my side- so dont bother with funny business.

I co-own a lending firm/brokerage and a wholesale company, so I know both arenas well.

In the middle of trying to make the same decision (only from CO), and have learned that keeping the property is not financially wise since the ROI is low (<6%). 

Who here is finding deals in Denver CO and what else are you doing to find deals?

Or do they charge massive fees that private equity sponsors charge for their LP investors for buying businesses (2% management / 20% profit)Typically they look for preferred investors vs. co-go.
