He’s at the mercy of someone else’s expertise, motivations, personal interests, perception, and knowledge.  

You’d be surprised how willing people are to help if they see you're genuinely motivated.

-of the people who are interested, most will want a price that is too high.so out of that, you might get a small number of actual leads / motivated sellers.with that said, though, are you networking with investors and wholesalers? 

Your property management should send you pretty clear reports at the end of the year so as to obviate your need for such.If you have more than 3 units and self manage I suggest software - especially if you are considering expanding.I find Stessa usefulI also use buildium but not incredibly thrilled with it.  

There are a lot of groups out there right now that had made-for-TV track records that will likely not be in business in a couple years.Focus on the experience of the team, how long they have been in the business, how many market cycles they’ve survived, their philosophy on leverage, and how many properties they bought in 2022/2023 (a good answer would be few, a great answer would be none).And do yourself a favor and read The Hands-Off Investor (in the BP bookstore) before you invest a single dollar in a syndication. this was incredibly helpful, thank you Brian.

Having said that, another BiggerPockets member has discovered some new information that I find to be incredibly important information.

Eventually, with time and experience, your knowledge and confidence begin to align more realistically.This concept is incredibly relevant to real estate investing.I encounter this often: an investor seeks advice but quickly tells me how much they already know.
