I thought business license’s were for retail stores, companies that were incorporated and actually have employees.

I want to incorporate some real estate investment into that plan and I'd love to connect with other people in the Seattle area.

I could bring the HUD statements (showing ownership of the US properties), my US incorporation documents, my Canadian incorporation document (the Canadian company that owns my US business), information about the ownership of my house in Canada (to prove I have existing ties to Canada and no intent of relocating to the United States, etc.)I am a little apprehensive of this and i want to make sure that I do everything correctly so I will not have any problems in the future with crossing the US border.

For me, realizing I had no viable future in Corporate America.

They have agents in all 50 States.However, there are really only two States you should consider incorporating in - Nevada or Wyoming.

I’ll definitely re-create the spreadsheet I am using and incorporate @Justin Fox’s info and your recommendation to run differing scenarios. 

But when you do, do not incorporate in California.

If the banker you talk to doesn’t understand real estate investing, they may not give you the loan, regardless of if you’re incorporated.
