.: @Don Konipol Hi Don, At the point where I am in my business, I am thinking (a lot) about improving and growing my business and profits.

I have improved my vetting skills quiet a bit in the last year, so things are more stable now.

Plan to make some tenant improvements to push rents closer to market rate for the area.

I have always imagined getting to the point where I could hold/ run a small community of mountain cabin rentals or a guest house, something along those lines.Thanks,Chad  Yes I meant AirBnb and Mid-term rentals, rent by the room, glamping (although I probably wouldn't go that route), buying commercial RE and running a business (for me that would be a lot of work with a W2 job and buying property locally or leasing out a space is expensive here). 

I find that cash flow is very important so that I don’t have to come “out of pocket” to pay for major improvements / repairs  

I manage my own properties as do my clients; with the electronic resources for screening, rent collection, more - the ROI is greatly improved and you retain control of the property.Hope this helps.

Great reason for not pulling deductions forward.I have been retired from a W2 job for some time and my income is at an all time high and will just keep going up with more RE investments. 

He learned a lot about what to do himself, what jobs to hire someone for, and just how long it can take when you are by yourself.
