The short answer is I look for 9% min and try to press it to 11% with those strategies along with rental increases once improvements are made and the tenants know you actually care about the property.

I did see it and scheduled the sprinkler installation but heard they are now requiring additional improvements that weren't originally discussed like multiple egresses, changes to pool room doors etc.   

So basically, had the 1hr strategy with them I have 3 units and they explained that they provide education and coaching to teach people how to increase their revenue ever month, in addition to improving their processes effectively automating their short-term rental business.

So adding one more unit to a duplex may deplete equity gain even if it improves cash flow over here. 

We bought it for $425k 5 years ago, did a number of improvements and more than doubled the NOI in about 3 years.

Most fields to become world class at something take 5 to 10 years of consistent work and improvement on a daily basis.Today about 21 years in with commercial real estate I have tons of business and also properties I can purchase.

We've lived in over 10 homes while raising our 3 children that we improved and sold.

If interest rates settle down and rents improve I may try the Long term route.   

I am still very active in my local market as a host of the WWL Home Improvement each weekend.

I am optimistic that things might improve with this change, but I would not pay again just to find out.
