The imperfections are cool too, and better for rentals, as they hide future scratches and dings better than shiny bamboo floors do.

There doesn’t seem to be a lot of Maine chatter on BP, and so I’m thinking about using AirDNA or Mashvisor to help get some (likely imperfect) data.  

But the floating/click lock version can usually be installed by a "do-it-yourselfer" or a handy man as long as the subfloor doesn't have major imperfections. 

Imperfect action beats standing still!

Thanks I bought a 5 gallon of paint in semi gloss the walls have been are new sheet rock debating whether to take the loss and go with satin in case of imperfections. 

If you're selling a contract and you know that contract can be invalid then your product is flawed, you're selling bad merchandise, you're also entering into fraudulent waters making implications to the buyer of that imperfect contract. 

I'd walk the house again with Blue tape and mark all imperfections with the house and get a few friends who are licensed and know the area some insight.  

Sometimes waiting will cause you to lose out on the deal, or lose the address to a stack of papers to forever be forgotten.Any action you can take right now, no matter how imperfect it may be, will most likely be the right approach.I have found quite a few small multifamilies that are off the market by sending yellow letters off of "non owner occupied list".   

Try to relax and accept their imperfections.
