You may also want to check the Columbus OH market - great macroeconomics with lots of job and population growth along with major companies developing here that drive strong rental demand. 

Also, ask your agent for recommendations—they often have relationships with dependable contractors.Look for areas with a mix of affordability and growth potential.

If you do not feel comfortable pursuing additional growth, I'd wait it out just a bit.
