Although I've accumulated quite a bit properties, from highlight, my only regret is that I wasn't leverage enough.   

I would also highlight that the 100 hour rule is also based on having more participation than anyone else.

@Chris Farrugia, not sure if this is already part of your email newsletter but I'd throw in a monthly recap each month. i.e. first week of each month, send out an info graphic with Naples, FL highlights: # of homes sold, # of condos sold, avg and/or median sale prices for each, # of new listings, etc.We send this kind of information to our database and also share some comparisons.

Str has elusion that it's money maker or break even, great to highlight the fact that break even most likely comes with no mortgage and even then hope you don't have any capital improvements that are needed. we work our strs the same way 

If you find discrepancies, provide evidence to support corrections.Document Improvements and Depreciation: Highlight any improvements you've made to the property since the last assessment.

I would recommend highlighting a specific area and then getting in touch with the local REI group.
